Yetev Lev Court infill

Yetev Lev Court is part of a large London housing estate, built in the 1930's and refurbished in the 1990's it comprises a large amount of primarily big family dwellings, and layed out in two main blocks on an estate with communal green spaces, children playing facilities and private parking.

LSAD was acting as a consultant to the Housing Association that ownes the estate, as part of the requirement to analyze the HA's portfolio and look how to intensify the use of its assets, we identified an opportunity of some land between the main blocks that was neglected and not utilised. We advised how the space in between the two large buildings as well as the roof space on top of the low rise wings of those buildings could be further developed while enhancing the quality of the estate overall.

We acted on behalf of the land owner to appoint and manage all the required proffessional services as well as taking an active role in the design and specification of the project.

The team secured planning permission for an infill between the two existing blocks, to create one new 4-bedroom 8-person house and four new 4-bedroom 7-person flats.

 

The project required the creation of a new core and lift access of 5 stories, thie provided a further opportunity to provide better access and the enlargemnt of some existing dwellings. In total, we converted six existing 2-bedroom 4-person flats, which have been enlarged and provided with lift access and rear balconies, providing a total of 36 additional habitable rooms. In addition, we utilised the opportunity to enhance the estate, by adding extra parking facilities, cycle and pushchair sheds, refuse storage and brand new amenity gardens.

Construction is expected to reach completion in July 2016 at a cost approaching £2M.
